Questions & answers
Short answers to the questions clients in Almaty and Astana ask us most, each linked to a detailed guide or glossary term.
Design project & prices
How much does an apartment design project cost?
At our studio a design project with 3D costs 10,000 ₸/m² for 40–200 m², and a fixed 300,000 ₸ under 40 m². Working drawings only start at 3,300 ₸/m².
What is the difference between a working project and a design project?
A working project is 14 drawing sheets for builders. A design project adds photorealistic 3D visualization, custom furniture schemes and a shopping list on top of the same drawings.
How long does a design project take?
A full apartment design project usually takes 2–4 weeks; working drawings alone take 3–7 days for up to 60 m². Approval speed matters most.
Do I need a designer for a small apartment?
For a cosmetic refresh, no. For layout changes, moved wet zones or custom furniture, a project usually pays for itself; working drawings are the budget option.
Why is designer supervision needed and how much is it?
Supervision keeps the build true to the drawings: weekly site visits, photo reports and deviation alerts within 24 hours. At our studio it costs 200,000 ₸ per month.
Layout changes
Do layout changes need to be legalized in Kazakhstan?
Yes. Moving partitions or merging rooms requires a re-planning project approved via eGov; load-bearing elements need a structural report.
Can I make an opening in a load-bearing wall?
Only with an engineered steel reinforcement project and official approval; full demolition is not allowed.
Can a loggia be merged with a room?
Insulating a loggia into a study is common; fully merging it is a re-planning that needs approval, and moving radiators out there is usually prohibited.
Can the kitchen or bathroom be moved to another room?
Wet zones may only move over the neighbours' non-living spaces below; ground floors and private houses allow more freedom.
Renovation & timing
How long does screed take to dry?
About 28 days before wood or vinyl floors; click floors need a flatness of 2 mm per 2 m.
Can renovation be done in winter?
Yes, interior work in a heated flat goes fine in winter; watch humidity for wood and expect less busy crews.
When should I order the kitchen and built-in furniture?
Custom kitchens take 4–8 weeks to produce and are measured after finishing; choose appliances first, since niches are cut to exact models.
Rough finish, white box or finished: which is better?
White box saves 2–4 months but outlets are placed generically; rough finish gives full freedom; developer finish is the fastest move-in.
How much does renovation cost per m² in Almaty and Astana?
2026 benchmarks with materials: from 150,000 ₸/m² economy, about 250,000 comfort, from 450,000 premium, plus furniture and a 10% reserve.
Materials
Laminate or SPC vinyl: which is better?
SPC is fully waterproof and can run through the whole flat; laminate is cheaper but swells with water.
Wallpaper or paint in a new building?
New buildings settle for 2–3 years, so paint over fibreglass or paintable wallpaper to hold hairline cracks.
Which kitchen countertop should I choose?
Quartz is the most durable (roughly 80,000–120,000 ₸ per linear metre in Almaty listings, 2026, excluding installation); compact HPL is thinner and lighter; laminated board is cheapest but swells near the sink.
Stretch ceiling or drywall ceiling?
Stretch ceilings install in a day; a basic white matte membrane in Almaty costs roughly 1,300–2,000 ₸/m² installed, complex lit designs from 5,000–6,500 ₸/m²; drywall looks monolithic but costs 2–3× more.
Bathtub or shower in a small bathroom?
It depends on the household; a curbless shower saves space but needs 120–150 mm of floor build-up decided before the screed.
Electrics, water, climate
Is waterproofing needed in a bathroom?
Yes: the whole floor turned 200–300 mm up the walls, shower walls to 1.8–2 m, taped corners, two layers.
How many outlets does an apartment need?
120–180 points for a 60–80 m² flat is normal; place them after the furniture plan and add a 20% reserve.
Can water underfloor heating be installed in an apartment?
Water loops fed from central heating risers are usually not approved in apartments; electric mats under tile are the standard.
Do I need a supply air unit in Almaty?
In Almaty winters an open window brings in PM2.5 smog; a HEPA/F7 wall unit costs roughly 115,000–540,000 ₸ depending on the model (plus about 80,000 ₸ for installation) and installs in a day.
Which colour temperature is best for a home?
3000K throughout, 4000K only for worktops and mirrors, one temperature per room, CRI 90+.
