A Smart Home Without Fanaticism: What Is Actually Useful in an Apartment

A smart home falls into two categories: what you use daily for years and what entertains you for a week. We design the engineering of apartments and see this difference in practice. The good news: the useful core of a smart home is inexpensive; the main thing is to lay it in before finishing.
In this article we cover which functions to install first, what exactly to prepare in the renovation, how not to get lost in ecosystems and where you can save.
The core people actually use
Leak sensors with water shut-off are the only system that can pay for itself with a single incident. Servo-driven valves are installed on the water inlet during rough plumbing, and the sensors go under the sink, washing machine, dishwasher and near risers. When triggered, the water is shut off and you receive a notification.
Light scenarios: "turn everything off" with one button at the exit and at the bed is our clients' favourite function. It requires proper grouping of lighting circuits, which we described in the electrics guide and in the article on lighting scenarios. Climate: underfloor heating thermostats on a schedule and air-conditioner control give comfort and savings. Motorized curtains: "waking up with the light" really works. A keypad lock: children without keys, a cleaner or courier with a one-time code.
What can wait
Some functions look impressive but quickly become boring: voice control of every lamp, a refrigerator with a screen, dozens of motion sensors triggered by the cat. If you are unsure, do not buy. Simple automations, on the other hand, work well: light in the bathroom and hallway on a motion sensor, a night light, a notification about an unclosed window or door.
What to prepare in the renovation
Before finishing: neutral wires in the switch boxes (for smart switches), power to the curtain motors and the inlet valve, wired internet to the TV zone and study, and a place for a hub or network equipment in the panel or a low-voltage niche. Everything else (bulbs, sockets, sensors, speakers) is bought and swapped later without renovation.
About the neutral wire. Many smart switches work only if there is a neutral in the box, but there are also models without a neutral line (they use a special capacitor that "imitates" the neutral). Check the datasheet of the specific model and leave the wiring to an electrician: he tells phase from neutral and will choose a solution for your LED fixtures.
Wired or wireless
Wireless devices are convenient but do not replace a cable. Everything that runs constantly and is critical (cameras, Wi-Fi access points, TV boxes, network storage) is better connected by wire. In an apartment it is sensible to lay network cable to the TV zone, the workplace and a Wi-Fi access point closer to the centre of the apartment. Smart switches, sensors and curtain motors can be wireless, which makes them easier to replace.
Battery sensors are needed where a wire cannot be run: leaks, door and window opening. Watch the charge, and include a list of devices with battery types in the technical documentation.
How not to get lost in ecosystems
A tip on ecosystems: choose devices that support open standards such as Matter or Zigbee rather than a "zoo" of five apps. Then devices from different makers work in one system, and replacing one does not mean rebuilding the rest. Check which hub is needed and whether your phone supports the chosen platform.
An important rule: the system must work without the internet. Ordinary switches and sockets must stay functional if the hub breaks or the connection drops. So choose a smart switch with a physical key rather than only a touch panel with no fallback.
Priorities on a limited budget
If the budget is limited, the order is this. First: leaks with water shut-off. Second: light with scenarios and motion sensors in transit areas. Third: climate, meaning underfloor heating thermostats and air conditioning. Fourth: curtains and locks. Only then voice assistants, multiroom audio and the rest.
Design the infrastructure, not the devices. Infrastructure (neutrals, power, cables, niches) costs next to nothing during rough work and a lot afterwards. Devices can be bought later, when it is clear what you use.
Security and privacy
Cameras and smart locks store data, and security cannot be ignored. Change factory passwords, enable two-factor authentication in apps, update firmware and do not expose to the internet what can stay on the home network. Choose indoor cameras that let you physically cover the lens or disable recording.
How it enters the project
In the working project a smart home appears in the electrical plan and in the lighting plan with the control scheme: you can see where the switches, curtain power and water inlet are. We do not sell or install equipment and do not carry out construction works, but we help to think through the engineering preparation in advance so that you can choose devices after the renovation.
Conclusion
A good smart home is boring, reliable infrastructure and a couple of functions you use every day. Lay in neutrals, power, cables and niches before finishing, add leak protection and light scenarios, and add the rest as needed.
