Renovating an Apartment for Rent: Design That Pays Back in Rent

A rental renovation is not about 'cheaper' but about 'calculated'. Every tenge you spend should come back as rent, faster letting, or not having to renovate again in three years. A well-kept apartment with a thoughtful interior usually lets faster than a tired one, and tenants haggle less. But the money goes to different places than in a home you build for yourself.

In this article we look at how to plan a rental renovation in Almaty or Astana: who you are renovating for, which materials survive several tenants, what tenants check first, where not to spend money and how to estimate payback.

First decide who you are renting to

A rental renovation starts not with choosing tiles but with a picture of the tenant. Long-term rent for students and young professionals means a compact apartment near universities, business centres or the metro, where a desk, fast internet, a washing machine and plenty of storage matter. Families look at the number of bedrooms, a children's room, a kitchen for daily cooking and a storage room. Expats and senior managers in the premium segment expect hotel-level quality: good appliances, good lighting, a thoughtful interior.

Short-term rent is a separate story. What matters most there is the listing photos, durability under constant guest turnover, easy cleaning and lockable owner storage for linen, consumables and cleaning products. The tenant profile drives everything else: budget, layout, materials and even wall colour.

What tenants check first

At a viewing, people quickly assess a few things. The bed: a proper bed with a good mattress, not a sagging sofa. Storage: a roomy wardrobe, space for suitcases, a vacuum cleaner and a drying rack. The kitchen: a worktop you can actually cook on, a full-size fridge, a hob and an oven or microwave, and ideally a dishwasher.

The bathroom: working fittings without rust or dark grout, good water pressure, space for a washing machine. A workspace: in studios and one-bedroom flats a small desk by the window often decides the choice. And an overall feeling of freshness: smooth clean walls, no smells, no chips. All of this matters more than expensive finishes.

Materials that outlast several tenants

Floors. For rentals we usually recommend luxury vinyl tile (SPC) instead of laminate: it is water-resistant and handles heavy use. Look at the wear class and wear layer: for a rental it makes sense to choose a 0.5 mm wear layer and a commercial class rather than the thinnest budget option. Porcelain stoneware works well in the hallway and kitchen: neither street shoes nor a dropped pan will damage it.

Walls. Washable paint instead of wallpaper. Under the European standard EN 13300, paints are graded by wet scrub resistance from class 1 to 5, with class 1 the most durable. For a rental choose class 1 or 2: such walls can be washed, and marks can be touched up without repainting the whole room. Write down the paint name and colour code so you can buy the same paint a year later.

Kitchen and bathroom. A worktop in HPL laminate or solid surface rather than solid wood, which needs care. Matte, hard-wearing cabinet fronts rather than gloss that shows every fingerprint. Dark or epoxy grout in the bathroom so joints do not discolour over time. Mixers and hardware from known brands: a cheap tap that leaks after six months ends up costing more.

A neutral base and photos that let the apartment

Listing photos are what rent the apartment. A neutral light base — white or warm light grey walls, wood, one calm accent colour in textiles — appeals to the widest audience and photographs well. Bold choices like dark walls or bright tiles narrow the pool of tenants: keep character for your own home.

Add things that create 'cosiness in the photo' for little money: floor-length curtains, a rug, a couple of pictures, plants or good-quality artificial ones, bedding in calm tones. They are easy to replace when worn, and they change the impression of the apartment a lot.

Lighting and electrics

A single ceiling light in the middle of the room makes an apartment feel like a dormitory. Add several sources: ceiling light, a wall or floor lamp by the bed, task lighting over the kitchen worktop. A warm colour temperature around 2700–3000 K looks cosy both at viewings and in photos.

There should be enough sockets where people use them: by the bed, at the desk, above the kitchen worktop. Extension leads strung across the apartment are both inconvenient and a risk. A working project helps a lot here: an accurate electrical and storage plan is done once and survives many tenant changes.

Appliances and furniture

Choose mid-range appliances from known brands with service available in your city. A broken washing machine or fridge is a landlord's main headache: a weekend call, an urgent repairman, an unhappy tenant. Keep all receipts and warranty cards in one folder.

Furniture should be simple, sturdy and repairable. Custom cabinetry built to the size of a niche is often better value than ready-made: a floor-to-ceiling wardrobe holds more and does not collect dust on top. A sofa with removable covers or hard-wearing fabric, chairs that can be wiped clean.

Where not to invest

Expensive parquet, designer sanitary ware, complex mouldings, natural stone, expensive wallpaper — they barely raise the rent, while wear and repairs fall on you. Complex smart-home systems are also not the best choice for the mass segment: tenants either do not use them or break them.

The exception is premium rentals, where tenants pay for the interior itself. There a full design project with quality materials works and pays back through higher rent and long leases with reliable tenants.

How to estimate budget and payback

Most rental apartments suit an 'economy' or 'comfort' level of renovation. As a 2026 guide: renovation with materials in Almaty and Astana costs from about 150,000 ₸/m² for economy and around 250,000 ₸/m² for comfort, furniture and appliances are extra, and it is worth keeping a reserve of about 10%. You can get a more precise figure with our renovation budget calculator.

A simple payback formula: divide the cost of renovation and furniture by the expected increase in monthly rent — the result is the number of months it takes to pay back. Also consider that the apartment lets faster and stands empty less between tenants. Rental income is taxable: check the current rules with the tax authorities.

A project also costs money, but for a rental it often pays off. Our working project for an apartment up to 40 m² costs 100,000 ₸, and 3,300 ₸/m² for 40–200 m². It gives the crew precise drawings for electrics, plumbing and storage, so nothing has to be redone.

Rental renovation checklist

Tenant profile and rental type defined. Floors in SPC vinyl with a 0.5 mm wear layer or porcelain stoneware, walls in class 1–2 washable paint. A neutral light base with textiles for warmth. A proper bed, a roomy wardrobe and a workspace. Several warm light sources and enough sockets. Appliances from known brands with local service. All receipts, warranties and paint codes saved. Photos taken in daylight after cleaning.

Conclusion

A good rental renovation means a neutral base, durable materials, smart storage and lighting, not expensive finishes. It lets faster, needs less investment over time and calmly survives several tenants.
