APARTMENT ACCEPTANCE CHECKLIST

Acceptance is the only moment when the developer must fix defects for free. Print this checklist, bring a level, a tape measure, a flashlight and a phone charger to test sockets — and go point by point.

Documents

  • Compare the actual apartment area with the contract
  • Review the acceptance act before signing — do not sign until the inspection is finished
  • Record water and electricity meter readings

Entrance door and windows

  • The door opens and closes effortlessly, locks work
  • No scratches or dents on the door leaf and frame
  • Glazing without cracks, chips or scratches
  • Windows open in all modes, hardware does not jam
  • No draft along the frame perimeter (test with a lighter or sheet of paper)

Walls, floor, ceiling

  • Check walls with a level — deviation no more than 5 mm per 2 meters
  • No cracks in the floor screed or walls
  • Screed without voids — tap the floor in several places
  • Corners are square (check with a set square) — critical for furniture and the kitchen
  • Ceiling height matches the contract — measure at several points

Electrics

  • All sockets work (test with a phone charger)
  • Switches and light fittings work
  • Breakers in the panel are labeled and trip properly
  • Doorbell and intercom work

Plumbing and ventilation

  • No leaks on risers and connections
  • Shut-off valves open and close
  • Sewage outlets are not clogged
  • Ventilation draft works (a sheet of paper sticks to the grille)
  • Towel rail is fixed and does not leak

Heating

  • Radiators are mounted level, no leaks
  • Thermostats rotate
  • The number of sections matches the project

Record every defect in the defect act — the developer must fix them for free. And if you plan a renovation with a design project, invite us for measurement right after acceptance: we will account for the real geometry before work begins.
